Handforth Garden Village

Dear Resident,
As you may be aware, in September 2023 planning permission was granted for the development of a new garden village on the east side of Handforth. The village will provide at least 1,500 new homes, and a village centre with a new primary and secondary ‘through’ school, extra
care accommodation, a community hub, and new employment space, set within extensive green open spaces and a design which prioritises walking and cycling. Cheshire East Council owns approximately 70% of the site and the Council’s Economic Development Service is currently exploring a potential Investment Partnership with MADE Partnership as a mechanism to deliver the village. Funding has been awarded from Homes England towards the cost of the new infrastructure needed to unlock the site.

MADE Partnership is currently preparing a Section 73 planning application to make some amendments to the already approved plans for
Garden Village Handforth. Importantly, these amendments will not change the overall scale or vision of the development. They primarily relate to the relocation of certain uses within the site’s masterplan and alterations to the approved roads and infrastructure within the site.
Cheshire East Council’s Planning Service will carry out a formal consultation once the Section 73 application is submitted in June 2026, giving residents the chance to review the proposed changes and provide feedback.
